<p>Getting started with the right building and design team is your first step.</p>

<h4><strong>How do you get to work with Stella?</strong></h4>
<p>First of all, you need to call M.Ewald Buiding (see below) and book in a consultation.</p>
<p>This consultation is known as the preliminary design stage.</p>
<p><strong>What is involved in the preliminary design stage?</strong></p>
<p>Stella will visit your home and spend time with you and your family, to fully appreciate your requirements. (She is very generous with her knowledge and ideas)</p>
<p><strong>After your initial meeting</strong>, Stella will work closely with you and the team at M.Ewald, to complete your preliminary design drawings.</p>
<p><strong>Once she has completed your designs</strong>, you will be provided with the following plans:<br />
• site plan &#8211; only basic earthwork calculations provided for *<br />
• floor plan &#8211; as per provided sketch<br />
• basic external elevations &#8211; as required (after final layout confirmed) **</p>
<p>The design drawings in this stage will outline the basic ideas that were sketched out during your first consultation. (If an alternative layout is required, please let Stella know during your meeting)</p>
<p>Stella will provide you with two opportunities to make structural changes to your selected layout, <strong>free of charge</strong>. (eg relocating kitchens, WIR, ensuite, rooms, etc)</p>
<p>You will also have two opportunities to make minor amendments to the chosen layout, free of charge. (eg changing doors, windows, minor tweaks)</p>
<p>Any additional changes required are based on a very reasonable hourly rate.</p>
<p><strong>NOTE:</strong> After the preliminary design has been approved, and the engineering drawings been ordered, no further changes are available.</p>
<h4><strong>The second part of Stella&#8217;s service is the Building Approval Drawing Stage.</strong></h4>
<p><strong>What happens during the Building Approval Drawing Stage?</strong></p>
<p>The drawings in this stage are being finalised, and the following plans will be provided:<br />
• site plan<br />
• floor plan<br />
• external elevations<br />
• internal elevations (if requested)<br />
• any further plans, requests or details required by council (may require additional cost)</p>
<p><strong>SITE PLAN</strong><br />
The site plan shows the location of the building/s on the property.</p>
<p><strong>FLOOR PLAN</strong><br />
The floor plan shows the layout of rooms in the building/s and the dimensions of each room.</p>
<p><strong>EXTERNAL ELEVATIONS</strong><br />
** We have allowed for basic roof form and elevations. If complex roof forms and design work is required, an additional hourly rate will apply.</p>
<p><strong>INTERNAL ELEVATIONS</strong><br />
Internal elevations can be provided as required.<br />
If a colour selection is to be conducted, internal elevations are required.<br />
Price is dependant on amount of internals required and the level of detail.</p>
<p><strong>ADDITIONAL COUNCIL REQUIREMENTS</strong><br />
Should there be any additional requirements from Brisbane City Council, we will liaise with Stella and the council, to ensure everything flows smoothly for you.</p>
<p>It&#8217;s a lot to consider, so you need the right building and design team to make sure your renovation is successful.</p>
