Brisbane Builders Collapse: A Wake-Up Call for Homeowners

In recent months, Brisbane has witnessed a disturbing trend in the construction industry: a wave of builder collapses. This surge in company bankruptcies has left homeowners and investors scrambling to protect their projects and investments. The following article delves into the factors behind these collapses, the impact on the market, and essential steps homeowners can take to safeguard their home renovation projects.

The Tsunami of Builder Collapses

The construction sector in Brisbane is facing an unprecedented crisis. According to a report by the Australian Financial Review, builders are encountering a “tsunami of headwinds” leading to a significant increase in collapses. The article highlights that the number of builder collapses surged by a third, underscoring the severity of the situation. Factors such as rising material costs, labor shortages, and financial mismanagement have compounded the challenges faced by builders, pushing many to the brink of insolvency.

The Financial Strain on Builders

One notable case is that of a Brisbane builder on the brink of collapse, reported by news.com.au. This builder owes a staggering $782,000, leading to the appointment of restructuring partners and the suspension of their license. The financial strain on builders has been exacerbated by the pandemic, which disrupted supply chains and increased operational costs. As builders struggle to stay afloat, the risk of incomplete projects and financial losses for homeowners grows.

The Ripple Effect on the Market

The collapse of these builders has a ripple effect on the broader market. According to MPA Magazine, the failure of another Brisbane developer has left major projects unfinished and around 200 employees in limbo. This instability not only affects the immediate stakeholders but also erodes confidence in the building & construction industry. Homeowners who have invested significant amounts of money in their dream homes are now facing uncertainty and potential financial ruin.

Unfinished Projects and Unpaid Workers

The impact of these collapses is not limited to homeowners. The Daily Mail reports that the collapse of National Projects, a Brisbane building company, has left major projects unfinished and hundreds of workers unpaid. This scenario is not unique, as more builders fail and thousands of workers are left in financial distress. The cumulative effect of these failures is a growing sense of insecurity in the industry, with many questioning the reliability of builders and the feasibility of ongoing projects.

Safeguarding Your Home Renovation & Extension Project

Given the current climate, it is crucial for homeowners and investors to take proactive steps to safeguard their home renovation & extension projects. Here are some essential tips:

Conduct Thorough Research:
Before selecting a builder, conduct comprehensive research. Look for builders with a solid track record, positive reviews, and a history of completing projects on time and within budget. Search online for stories giving insights into builders who may be on the brink of collapse.

Verify Financial Stability:
Ensure that the builder you choose is financially stable. Ask for financial statements and references from previous clients. This due diligence can help you avoid engaging with builders who are at risk of bankruptcy.

Secure a Detailed Contract:
A detailed contract that outlines the scope of work, payment schedule, and project timeline is essential. This document should also include clauses for handling delays, cost overruns, and the builder’s obligations in case of financial difficulties.

Consider Insurance Options:
Investigate insurance options that can protect your investment. Builder’s warranty insurance can provide coverage in case the builder fails to complete the project due to insolvency.

Stay Informed:
Stay updated on industry news and trends. Follow reputable news sources like the Courier Mail, which frequently reports on company collapses in Queensland and can provide early warnings about builders facing financial troubles.

Engage Legal Counsel:
If you encounter issues with your builder, seek legal advice immediately. A lawyer experienced in construction law can help you navigate disputes and protect your interests.

The Role of Regulatory Bodies
Regulatory bodies play a crucial role in maintaining industry standards and protecting consumers. Homeowners should ensure that their builder is licensed with QBCC and in good standing with relevant regulatory authorities. Additionally, homeowners can report any suspicious activities or financial irregularities to these bodies to help prevent further collapses.

A Stark Reminder…
The recent surge in builder collapses in Brisbane serves as a stark reminder of the volatile nature of the building industry. Homeowners and investors must exercise caution and take proactive measures to protect their projects and investments. By conducting thorough research, verifying financial stability, securing detailed contracts, considering insurance options, staying informed, and engaging legal counsel, homeowners in Brisbane can mitigate the risks associated with builder collapses.

As the industry grapples with these challenges, it is essential for all stakeholders to work together to restore confidence and stability in the market. Regulatory bodies, builders, and consumers must collaborate to ensure that projects are completed successfully and that the construction industry remains a reliable and robust sector of the economy.

For further information on the current state of Brisbane’s construction industry and to stay updated on builder collapses, you can read more on the Australian Financial Review, news.com.au, MPA Magazine, the Daily Mail and the Courier Mail.

Problems with the QLD building industry

The building industry in Queensland is facing numerous challenges in terms of supply.

This is due to a number of factors, such as a lack of resources, a shortage of skilled workers, and the rise in demand for construction materials.

You’ve probably heard some of this already, but keep reading because we have an idea that may interest you…

The first challenge is the lack of resources. The state is facing a shortage of raw materials, such as timber, steel, and concrete, due to a decrease in the availability of these materials. This has resulted in a rise in the cost of production, making it difficult for builders to source these materials in sufficient quantities.

The second issue is the shortage of skilled workers. The increasing demand for construction projects has led to a shortage of skilled labour in the building industry, as there is no longer enough qualified workers to meet the demand. This has led to a decrease in efficiency and productivity, leading to delays in the completion of projects.

The third problem is the rise in demand for construction materials. Due to the growing population in Queensland, the demand for new construction projects has increased. This has led to an increase in the demand for construction materials, such as timber, steel, and concrete. Consequently, the supply of these materials has become limited and prices have risen significantly.

The good news is…

That we have long term relationships with trusted suppliers. This means that we generally have first access to any materials required. So your renovations can be completed with a minimum of fuss.

We also have a carefully chosen, reliable team who are hand picked to ensure your project is completed to the highest standard. Having an efficient and loyal team, means your home will be back to normal within the scheduled timeframe.

Is your renovation on hold, or did you decide to cancel it altogether?

Yes, there has been a steep rise in demand for building materials, causing costs to increase, so some people have put their projects on hold.

If you have simply put your renovation on hold, rather than cancelling it altogether, you should consider this…

Doing this now, can save 3 months on your renovation…

By taking care of your preliminary items now, you can easily reduce your project time by 3 months. So everything is in place when you’re ready to start your renovation.

Plus you will gain a head start on any others who put it off until later.

What are preliminary items?

They include things like…

site surveys by a qualified surveyor

engineering reports by a qualified structural engineer

hiring a certifier to organise council approvals

selecting a qualified building designer to create your preliminary and construction drawings

and more

The upside is…

Even though our schedule is filling up, we have some space in our calendar to help 2 or 3 clients with their preliminary works.

Want to save 3 months on your renovation project?

Simply call our wonderful office manager Kate Roffey, and she will organise everything for you. (Call 07 3186 5445)

Getting started with the right building and design team is your first step.

And when it comes to design, Stella Franks is always our go-to.

Stella lives, eats and breathes her philosophy of “redesigning homes for families to live in”

Together with the team at M.Ewald, Stella will design a space you will truly enjoy and fall in love with.

Here’s what one of our clients recently said about Stella…

“Stella Franks was kind, thoughtful, knowledgeable, professional and an absolute pleasure to work with” DENISE

How do you get to work with Stella?

First of all, you need to call M.Ewald Buiding (see below) and book in a consultation.

This consultation is known as the preliminary design stage.

What is involved in the preliminary design stage?

Stella will visit your home and spend time with you and your family, to fully appreciate your requirements. (She is very generous with her knowledge and ideas)

After your initial meeting, Stella will work closely with you and the team at M.Ewald, to complete your preliminary design drawings.

Once she has completed your designs, you will be provided with the following plans:
• site plan – only basic earthwork calculations provided for *
• floor plan – as per provided sketch
• basic external elevations – as required (after final layout confirmed) **

The design drawings in this stage will outline the basic ideas that were sketched out during your first consultation. (If an alternative layout is required, please let Stella know during your meeting)

Stella will provide you with two opportunities to make structural changes to your selected layout, free of charge. (eg relocating kitchens, WIR, ensuite, rooms, etc)

You will also have two opportunities to make minor amendments to the chosen layout, free of charge. (eg changing doors, windows, minor tweaks)

Any additional changes required are based on a very reasonable hourly rate.

NOTE: After the preliminary design has been approved, and the engineering drawings been ordered, no further changes are available.

The second part of Stella’s service is the Building Approval Drawing Stage.

What happens during the Building Approval Drawing Stage?

The drawings in this stage are being finalised, and the following plans will be provided:
• site plan
• floor plan
• external elevations
• internal elevations (if requested)
• any further plans, requests or details required by council (may require additional cost)

SITE PLAN
The site plan shows the location of the building/s on the property.

FLOOR PLAN
The floor plan shows the layout of rooms in the building/s and the dimensions of each room.

EXTERNAL ELEVATIONS
** We have allowed for basic roof form and elevations. If complex roof forms and design work is required, an additional hourly rate will apply.

INTERNAL ELEVATIONS
Internal elevations can be provided as required.
If a colour selection is to be conducted, internal elevations are required.
Price is dependant on amount of internals required and the level of detail.

ADDITIONAL COUNCIL REQUIREMENTS
Should there be any additional requirements from Brisbane City Council, we will liaise with Stella and the council, to ensure everything flows smoothly for you.

It’s a lot to consider, so you need the right building and design team to make sure your renovation is successful.

We trust you will enjoy dealing with Stella as much as these clients do…

The Importance and Legal Requirements of Site Surveys for Residential Properties in Brisbane

When it comes to residential properties in Brisbane, site surveys play a crucial role in ensuring accurate information about the land, boundaries, and existing structures. These surveys are not only important for the property owners but also for developers, architects, and local authorities involved in construction and planning processes. In this article, we will explore the significance of site surveys and the legal requirements associated with them in Brisbane.

Identification Survey

The identification survey is the initial step in understanding the boundaries and features of a residential property. Here are the key components and deliverables of an identification survey:

Typical Inclusions:

Research historical survey data and acquire relevant plans: Surveyors gather existing survey data and pertinent plans to gain insights into the property’s history and previous boundaries.

Locate relevant survey markers: Boundaries are identified and marked by surveyors using appropriate markers such as pegs, screws, or nails.

Determine the location of improvements on or near boundaries: Surveyors identify any improvements, such as retaining walls, that are situated on or in close proximity to the property boundaries. All relevant parties are notified in accordance with the Surveying and Mapping Infrastructure Regulation 2014.

Prepare an identification survey plan: The surveyor prepares a comprehensive identification survey plan in compliance with the latest version of the Cadastral Survey Requirements, the Surveying and Mapping Infrastructure Act 2003, the Surveyor Act 2003, and corresponding regulations.

Typical Deliverables:

Clearly marked property boundaries: The surveyor ensures that the property boundaries are physically marked for enhanced clarity.

PDF copy of the Identification Survey: A detailed report outlining the survey findings is prepared and provided to the client within 30-40 business days after the completion of field work.

Typical Exclusions:

Easement boundaries are not pegged: The identification survey does not involve pegging easement boundaries.

Proposal Plan and Subdivision Plan: These specific plans are not included in the identification survey.

Contour and Detail Survey

A contour and detail survey provides critical information about the existing features, services, and levels of a property. Let’s explore the key components and deliverables of this type of survey:

Typical Inclusions:

Conduct research using Dial Before You Dig (DBYD) and local government databases: This step ensures the identification of existing services, such as gas, water, electricity, and telecommunication lines that may impact the property.

Establish Australian Height Datum (AHD) and provide benchmarks: Surveyors establish the Australian Height Datum and provide two benchmarks, which are essential for elevation references during the construction process.

Identify visible existing services: Surveyors locate and mark visible services such as manholes, pits, and utility boxes on the survey plan.

Document significant trees: The surveyor identifies and records significant trees on the property, including their trunk diameter, height, and branch spread.

Determine the location of existing buildings and neighboring structures: The surveyor locates and documents existing buildings, including eaves, gutters, roof peaks, and neighboring structures, for reference purposes.

Record spot levels around the house: Spot levels are recorded around the property to assist with future excavations or site works.

Typical Deliverables:

PDF copy of the Contour and Detail Survey: A comprehensive report detailing the survey findings, including contours and existing features, is provided to the client within 3-5 business days after the completion of the field survey.

3D and 2D DWG files of the Contour and Detail Survey: Digital copies of the survey plan are provided in both 3D and 2D formats for compatibility with architectural and engineering software.

Typical Exclusions:

Underground service location: The survey does not involve identifying underground services.

Tree identification: While significant trees are located and documented, a separate tree identification plan is not included.

Natural Ground Level Plan: The survey does not provide a separate plan detailing the natural ground level.

Legal Requirements

In Brisbane, site surveys are subject to legal requirements outlined by the Surveying and Mapping Infrastructure Act 2003, the Surveyor Act 2003, and corresponding regulations. Compliance with these regulations ensures accuracy, transparency, and accountability in the surveying process. Failing to adhere to these requirements may result in legal disputes, issues with planning permissions, or construction delays.

Conclusion

Site surveys are crucial for residential properties in Brisbane as they provide vital information about boundaries, existing structures, services, and levels. Through identification surveys and contour and detail surveys, property owners, developers, and authorities gain accurate insights into the land they are dealing with. It is essential to comply with the legal requirements associated with these surveys to ensure transparency, avoid legal complications, and facilitate smooth construction and development processes. By engaging qualified surveyors and obtaining comprehensive survey reports, stakeholders can make informed decisions and ensure the successful execution of residential projects in Brisbane.

A Guide to Structural Engineering Services for Home Extensions and Renovations in Brisbane

Introduction

When it comes to extending or renovating your home in Brisbane, engaging the services of a structural engineer is crucial. Structural engineers specialise in assessing and designing the structural integrity of buildings, ensuring that any modifications made to your residential property are safe, compliant with regulations, and capable of withstanding the test of time. In this article, we will explore the typical services provided by structural engineers for residential homeowners looking to extend or renovate their homes in Brisbane.

Obtaining Building Approval

Before undertaking any major alterations or extensions to your home, it is important to determine whether you require building approval. The Brisbane City Council website provides valuable information regarding the types of approval required for different projects, ensuring compliance with local regulations and safety standards. A structural engineer can assist you in navigating this process, ensuring that your proposed renovations or extensions meet the necessary requirements.

Designing Renovations and Additions

When planning to extend or renovate your home, it is essential to have a well-designed and structurally sound plan. Structural engineers collaborate with building designers and homeowners to create innovative designs that integrate seamlessly with existing structures while ensuring structural stability and safety.

Structural Analysis and Assessments

Structural engineers provide comprehensive structural analysis and assessments. They conduct thorough inspections of your property, evaluating its existing structural elements and determining the feasibility of your renovation or extension plans. By identifying potential issues early on, they can offer expert recommendations and design solutions to ensure the structural integrity of your project.

Residential Structural Engineering

Structural engineers specialising in residential projects offer a range of services, including structural design, documentation, and certification. They work closely with homeowners, architects, and builders to ensure that the proposed renovations or extensions comply with all relevant building codes and regulations.

Engineers Reports and Inspections

Structural engineers can provide detailed engineers reports and inspections for residential properties. These reports are essential when assessing the condition of an existing structure or identifying any potential risks before commencing a renovation or extension project. By engaging the services of structural engineers, homeowners gain valuable insights into the structural integrity of their property, allowing them to make informed decisions regarding their home improvement plans.

Ensuring Compliance and Safety

Structural engineering professionals focus on ensuring compliance with building codes and regulations, taking into account safety standards, load-bearing capacities, and other relevant factors. By engaging their services, homeowners can rest assured that their extensions or renovations are designed and constructed to meet all necessary requirements.

Building Inspections

Structural engineers can conduct thorough building inspections, identifying any potential structural issues or defects in existing buildings. By uncovering these concerns early on, homeowners can make informed decisions regarding the feasibility of their renovation or extension plans, avoiding costly surprises down the line.

Conclusion

Extending or renovating a residential property in Brisbane requires the expertise of a structural engineer to ensure the safety and integrity of the project. From obtaining building approval to designing renovations, conducting structural assessments, and providing engineers reports, these professionals offer a wide range of services tailored to homeowners’ specific needs. By collaborating with reputable engineering firms or engaging the services of individual structural engineers, homeowners can confidently embark on their home improvement journey, knowing that their projects are in capable hands.

Benefit

The main benefit of organising your preliminary building renovation requirements now (even if you don’t plan to begin within 6 months), is that you’ll jump the queue with your builder of choice. And in times like these, when building resources (materials and staff) are becoming increasingly difficult to manage, you’ll have a 3 month head start on others who are less organised than you.

Need help with organising structural engineers, building designers, council approval, surveyors etc?

If you’re planning a kitchen renovation for your Queenslander home, there are many different decisions to make. You want to make sure that you get it right. The right materials and appliances can ensure that your kitchen is both beautiful and functional.

Upgrade your cabinets

Kitchen cabinets are the most important part of a kitchen because they serve as a storage area for a lot of heavy items such as dishes, utensils, and other cooking tools. The cabinets show off the beauty of the wood, which is something that all families love to see in their kitchens. When you renovate your kitchen, you’ll want to think about what you want the cabinets to look like. You may want to choose cabinets with minimal doors. If you’re looking for something to be functional and beautiful, you’ll want to choose cabinets with a mix of doors and drawers.

Purchase new appliances

New appliances can make a significant difference in your kitchen. Consider using the latest technology in your kitchen with new appliances. For example, consider using a refrigerator with in-door ice and water dispensers. These features will make it easier for you to do everyday tasks. Kitchen renovations and appliance purchases are investments that will last for many years to come. These investments will not only improve your cooking experience but also increase the value of your home.

Put in new tile flooring

To renovate a kitchen, a homeowner can replace the old tile flooring with new tile flooring. It is important to replace the old flooring with tiles that are durable and beautiful. Ceramic tiles are less likely to get damaged with use, while porcelain tiles can get stained and scratched. Consider what will happen in your kitchen before you decide on your tile type. The new floor should be easier to clean and maintain, and will also improve the look of your kitchen.

Put in new counter tops

When it comes to kitchen renovations, there are many factors that come into play. The most important aspect is the kitchen design. It is important to have a design that has a modern flair and is also functional and easy to use. The countertop will be the focal point of the design and may be one of the most expensive parts of the renovation process. It is a major design feature that can make your kitchen look modern and sleek. There are many options for materials, so it is important to do research and find materials that work with your budget and will last over time.

Upgrade the lighting

If you’re looking to renovate your kitchen, consider upgrading the lighting. Not only will this make your kitchen look brighter and more modern, but it will also save you money in the long run. There are many types of lighting that can be used in a kitchen such as recessed lighting, pendants, wall sconces, and chandeliers. You can change the lighting to match your style and personality.

The home renovation process is a difficult, but ultimately rewarding task. However, it’s important to recognize the most common mistakes homeowners make when renovating their home. While some people renovate in order to increase the value of their home, others do it to improve their living space. To save yourself the headaches, here are some common home renovation mistakes to avoid.

Skipping kitchen remodelling

Your kitchen is one of the most important rooms in your home. A kitchen remodel is something that you might want to consider doing no matter what your budget is. This is because there are a wide variety of ways to update your kitchen, such as replacing cabinets, countertops, appliances, flooring, paint colour, and much more. On the other hand, the most common mistakes homeowners make when remodelling their kitchen are overdoing it with the design, not budgeting for the cost and not hiring a professional. So take the time to think about how you would like to use your new kitchen and make sure that it makes sense when it is all said and done.

Choosing the wrong materials

When you’re doing your home renovation, you might think that using the cheapest materials will save you money. But when you realize that they won’t last as long as the others, those savings disappear. This is a mistake that many people make when they choose to renovate their home. The wrong materials can cause unwanted costs, harm your home, and make your project more difficult. Don’t just rely on the price and fads when making your decision. Choose materials that will help your home stand out from others. You want your home to have a look that will last for decades, not just one season.

Choosing the wrong paint colours

Painting your home is quite an undertaking which you want to make sure you do well. Unfortunately, many mistakes happen, and one of the most common is choosing the wrong paint colour. It is not only time-consuming, but also expensive to change. The top colours that people choose for their homes are white, grey, beige, and off-white. However, these colours can actually feel too bright or too dark depending on how they are used in the space.

Pick paint colours that will complement your existing décor and furniture instead of trying to match them. That way, you won’t have to worry about multiple coats of paint and will still get the look you want at an affordable price.

Trying to do the work yourself

Many people believe that doing a project on their own will save them money, but it’s not always true. A pro will likely charge more, but have the skills necessary to complete the project successfully. You need to be sure that you know what you’re doing before you take on a renovation project. When you dive into the process and take up all of the responsibility of your project, it can be really overwhelming. There are so many big decisions to make and it is difficult to make them when you have never renovated before.

Hire a contractor who doesn’t carry insurance

Home renovation can be tricky and mistakes are common. A contractor without insurance is risky for your home. When hiring a contractor, make sure they offer liability insurance coverage for their workers and your property. That way, if anything goes wrong, you’ll be covered and they’ll have the protection they need to take care of the issue. Also, check the company’s reputation and reviews from past clients before hiring someone for your project.

Renovating an old-fashioned Queenslander is almost considered a birthright in QLD. With a style that gives off a relaxed and laid-back vibe it’s perfect for those who love to kick back and enjoy life. However, this charming look can become dull over time in case it’s not refreshed every once in a while. If you want to freshen up your Queenslander, there are some great ways to do so below.

Brighten Up your Home

With Queensland being referred to as the sunshine state, there’s always plenty of light available. To get some of that sunlight inside, consider adding a skylight or window box to the roof. If you want to brighten up your home while keeping its character, try painting a wall with a look that blends well with the existing decor. Alternatively, use lighting that’s not too harsh or too dim but still bright enough for light work or reading at night-time.

Consider your colour scheme

One of the first things to consider when renovating an older Queenslander is the colour scheme. This can be a difficult decision because colours from old photographs and paintings can be difficult to translate into new colours in a room, but by taking the time to get some paint samples and making sure they are right for your home, can ensure that your renovation has longevity. Colour scheme is important as it can create an instant atmosphere in your home.

Consider a house extension

A main consideration when planning for a Queenslander renovation is to determine how much room you need in the current house. Consider what activities you do in your home and which ones will be impacted by expanding the living area. For example, if you entertain guests often and have children who need space to play or run around, an expanded living area may not be feasible for you because of noise or lack of space for manoeuvrability.

A solution is to add an extension on your home that can be used for additional living area while keeping the original footprint intact. This option also preserves many structural supports, foundations, beams, joists, rafters, and roofing materials that help you construct a new area to your home with minimal impact.

Expert help is worth it

Homeowners often struggle to renovate their house, especially if they do not have the expertise or time to do so. For those who don’t have the expertise or time to renovate their house, it is often better to hire a professional builder. The major advantage of hiring a professional builder is that they can offer you an expert opinion on what needs to be done and how it should be upgraded.

If you want to take your bathroom to a whole new level of luxury, consider adding one or more of these luxury bathroom renovation ideas. The bathroom is a room that we often take for granted, but when we’re looking to remodel, we tend to put a lot of effort into making it as luxurious as possible. Bathroom renovations are something of an art. The results should be fresh, clean, and beautiful. But sometimes things go wrong in the process. Here are some tips for your bathroom renovation.

Bathroom tile replacement

When renovating your bathroom, make sure you replace the old tiles with elegant tiles. There are many different types of materials that you can use to renovate your bathroom. Marble tiles are a great addition to any bathroom because they have an all-white colour and classic style that will fit in anywhere. Some other materials you could use for your bathroom are ceramic tiles, natural stone or porcelain tile. Ceramic tiles are the most popular choice because they do not require any sealing coatings to maintain their shine and they come in a variety of colours and textures.

Choose a high quality vanity unit

Whether you’re planning on renovating or buying a new home, one important element of any room is the vanity. In terms of style and design, the vanity should be able to match with both contemporary and traditional bathrooms. The vanity should also have a sleek finish as well as contemporary looking handles and hardware so that it stands out among other cheaper vanities available in stores today.

High quality vanities are typically made with durable materials such as granite or marble. They come in various colours and styles as well so you can easily find one that will fit in with your decorating scheme. Some high quality vanities even have built-in lighting for added convenience and aesthetic appeal.

Install glass shower

A luxurious bathroom renovation upgrade can also be achieved with glass shower installation, which will add a modern touch to your current space. A glass shower is a popular choice for luxury bathroom renovation projects as they offer an abundance of design possibilities. You can also create a lovely experience in your bathroom by installing dimmer switches for your lighting, and surround sound speakers. There are no limits on what can be created, making it perfect for those who want their bathrooms to be outfitted with high-end amenities without having their budgets stretched too thin.

Upgrade bathroom lighting

A simple way to make your bathroom more luxurious is incorporating a large mirror and light fixture into the design. A large mirror will help reflect light and create an impression of space, while a tall light fixture will keep things illuminated at all times. Lighting is so important in the bathroom because it provides a soothing and calming effect. Adding more lights also provides your bathroom with an updated aesthetic look that fits with the style of today’s modern bathrooms.

The best way to add some glamour to your bathroom is with a retrofit of the lighting fixtures in your room. An elegant chandelier or downlight can provide that extra touch. They’re also safer than typical light fixtures, because they’re not directly exposed to water like more traditional designs. When installing new light fixtures in your luxury bathroom, consider choosing ones that are energy-efficient and incorporate LED bulbs for long-lasting use.

These days, it’s not enough to simply sell your house and move into a new one. While there are still some people who are just looking for a cosmetic makeover, nowadays, more and more homeowners are looking to add to their homes, rather than completely replace them. While it’s easy to be overwhelmed by the sheer number of home extensions out there, there are a lot of good reasons to choose to expand your property rather than moving.

Utilize your existing space

With the high cost of living and the need to save money, homeowners often have extra space they need to utilize. One way to do this is to extend the size of your home. You can add a second story, an outdoor living area or maybe a granny flat. Many homeowners don’t realise the options available when choosing to extend their home to make room for their growing family. You can have a more comfortable living room with a new entertainment system and a pool table. You can also transform your home into a bedroom for your aging parents or grandparents. Your options are endless.

Providing another living area

One of the most common reasons for extending your home is to provide another living area. This can be done by adding a living room, bedroom, or office. For example, if you have a growing business that needs more space, expanding your home can provide this additional space. The extra living area can also be used as a guest room for visiting family or friends who need to stay with you for an extended period of time. Some people may do it for sentimental reasons, like adding on a room for their children. Or, they may do it because they want to make their home more energy efficient.

Making lifestyle changes

You may want to extend your home if you are in the need for more space and are willing to make lifestyle changes. You can make a number of lifestyle changes like remodelling your kitchen or adding a new bedroom. The most common reason for extending your home is to create a new bedroom for your children. In this case, you can have a master bedroom and a guest room, or you may decide to expand the master suite to include two bedrooms and a bathroom.

Avoid the hassle and cost of moving

Some people may be considering moving because they have outgrown their current home. This can also be a good reason for extending your home. If you have to move, it will cost a lot of money and time to find a new place. It can be more cost-effective to extend your home so you don’t have to worry about finding a new place. You can just keep your current home and get creative with ways to make it work for your lifestyle.

Increase the value of your home

Many homeowners are looking to extend their home so that they can increase the value of their home. When homeowners opt to extend their home, they often do so to add more living space, create an additional bedroom, or create a master suite. If you decide to sell your home in a few years, you will be able to ask for more money from potential buyers. If the market value of your current home increases, then you’ll be able to sell it for more than you purchased it for.
